Let Only Service


  • Advertising of property on Rightmove and other appropriate web sites
  • Erection of To Let board
  • Accompanied viewings
  • Comprehensive reference and credit checks on prospective tenants
  • Drafting of tenancy agreement and serving of any appropriate notices
  • Arrangement of Landlord’s Gas Safety Certificate (fee applies)
  • Collection of first month’s rent and deposit
  • Full photographic inventory and schedule of condition
  • Supply of tenant welcome pack

NB Landlords who are managing or caretaking their own properties whilst empty must ensure that during winter months the central heating is kept on constantly or the central heating system should be drained. Failure of this can result in burst pipes and excessive damage to property.

Fees (Let Only Service)

120% of one month’s rent (including VAT)

Tenancy renewal to the same Tenant, after the initial term, the fee will be £102 (including VAT)



Managed Service


In addition to the Let Only service, the managed service includes

  • Monthly rent collection and payment into your designated account via bankline
  • Periodic inspections of the property with accompanying report
  • Registration of the deposit with the TDS (Tenancy Dispute Service)
  • Dealing with general maintenance issues and organising of relevant contractors to attend
  • Carrying out full photographic check out and dealing with any deposit disputes (if applicable)
  • Access to legal advice (tenant related issues)

NB Invoices from contractors will appear on your monthly statement when paid. Unlike many letting agents, we do NOT charge an arrangement fee in addition to the contractors invoice, and the contractors DO NOT pay us any commissions.

Fees (Managed Service)

60% of one month’s rent (including VAT), and 12% (including VAT) monthly management charge.

Tenancy renewal to the same Tenant, after the initial term, the fee will be £102 (including VAT)

Additional Services

For arranging a Gas Safety Inspection and maintaining proper records £30 (including VAT) (exclusive of GAS SAFE registered plumbers cost).

For arranging an Electrical Inspection and maintaining proper records £30 (including VAT) (exclusive of Electrical Contractors cost).

Taxation Service

UK Landlords – arranging yearly statement £60 (including VAT) p.a.

Non-resident UK Landlords – provided an Exemption Certificate has been received for the Landlord, we will provide a yearly statement for the Inland Revenue £90 (including VAT) p.a.

For non-resident UK Landlords who are not able to obtain an Exemption Certificate from the Inland Revenue, we will provide monthly statements and forward tax payments to the Inland Revenue on a quarterly basis £180 (including VAT) p.a.

Bespoke Service

As we treat all our clients and their requirements individually and understand that you may want to modify a particular service, in these circumstances we would be delighted to discuss a more flexible approach, or perhaps provide a service that is not listed above. Upon request we would be more than happy to discuss in further detail.


Information for Tenants


Before you move in:

No application fees.

Referencing (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

Processing the application, associated paperwork and referencing.

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.

Deposit (maximum deposit of 5 weeks’ rent for annual rent below £50,000, or 6 weeks’ rent for annual rental of £50,000 and above).

During your tenancy:

Contract negotiation, amending terms and updating your Tenancy Agreement during your tenancy £50 inc VAT.

No renewal fees.

Contract negotiation, amending and updating terms and arranging a further Tenancy Agreement.

Ending your tenancy:

Payments associated with early termination of a Tenancy – capped at the landlord’s loss or the Agent’s reasonably incurred costs.

Future Landlord Reference fee £ NIL per reference request.

Collating information and preparing a reference for a future landlord or letting agent.

Other fees and charges:

Unpaid Rent / Returned Payments Interest at 3% above Bank of England Base Rate from date due.

Reasonable costs for replacement of lost keys or other security devices.

Contractual damages in the event of the tenant’s default of a Tenancy Agreement

Any other permitted payments under the Tenant Fees Act 2019
